INFRASTRUCTURE - ALL ROADS LEAD TO CHUNABHATTI : The Times of India


 With the announcement made by MMRDA to construct an elevated road connecting BKC to the Eastern Express Highway, residents of Chunabhatti are elated as this move could change the face of the area

Amol Dhaval, who owns a 2-BHK apartment in Chunabhatti is elated by the announcement made by the Mumbai Metropolitan Region Development Authority (MMRDA) for constructing an elevated road which will connect Bandra Kurla Complex (BKC) to the Eastern Express Highway. According to Amol, “The road will help commuters from the eastern suburbs, Thane and Navi Mumbai, skip the congested Sion-Dharavi Link Road, to reach BKC. In addition, the travel time from Sion to BKC will also cut down to just two minutes from the present 20-45 minutes.“ This would then result in increased connectivity for people residing in the eastern suburbs, especially Chunabhatti and Chembur and also, over a period of time, result in better residential demand for the area.

Prabhat Ranjan, CMD, Olympeo Infrastructure Pvt. Ltd, says, “It will ease traffic congestion on the eastern and western express highways, Sion-Dharavi Road, LBS Road, and importantly strengthen the connectivity between the city's eastern and western parts. The need for an upgraded urban infrastructure catering to the demands of high proportions, is finally taken into consideration, which will help the horizons of the city to grow further.“

Sundeep Jagasia, managing director, Shree Krishna Developers, agrees, “The real estate sector in the underpriced areas of Kurla east and Chunabhatti, will be the major beneficiaries as these areas are the closest to this Rs 200-crore project. The proposed road will be therefore, three-five minutes-drive from BKC, thus reducing the total distance by 3-kms, saving 30 minutes driving time to Sion. About two lakh commuters are expect ed to use the road per day, thus increasing business, commercial and residential value of Chunnabhatti.“

The real estate experts believe, that the connectivity and transportation have become the most crucial issues for potential future real estate developments in and around Mumbai. Manju Yagnik, vice-chairperson, Nahar Group, feels, “Yes, this is a welcome step to improve the east-west connectivity within Mumbai. There was a dire need felt to improve the current congestion in this particular area of the city. This project will propel the growth in the eastern side of the city in places like Sion, Chunabhatti and the adjoining harbour line areas, bringing renewed commercial prospects to BKC due to easy connectivity from the eastern side of the city. Once Dharavi's redevelopment plan gets on track, it will attract further commercial activity and also improve the equity quotient of the area.“

This project is also going to de congest the entire Sion-Dharavi stretch. As a result, there would be a reduction in air pollution, which has been one of the bottlenecks here for the prospective home-buyers. Hariprakash Pandey, senior vice president ­ finance and investor relations, HDIL, says, “Right now, commuters from BKC or Chunabhatti have to cross the congested Sion-Dharavi Link Road, to reach the other side. An elevated road from Chunabhatti is definitely going to reduce the distance, congestion and time for the commuters.“

As a result of this move, it is expected that the areas of Chunnabhatti and other centrally located areas like Sion, would become attractive for buyers. Decongestion and an increase in access due to the new infrastructure development are expected to bring new buyers to this region. According to Ravi Ahuja executive director, Cushman & Wakefield, “Located on the Eastern Express Highway between Sion and Chembur; Chunnabhatti has seen an increased activity due to its strategic location and the anticipation of further improved connectivity to the western suburbs via the proposed BKC-Chunabhatti elevated road.The suburb, which is home to the first cotton mill in Mumbai, is located on the harbour line of Mumbai's local train network, connecting it to south Mumbai and Thane. Its proximity to schools and hospitals in Sion and Wadala, would also make the location attractive to buyers. This is expected to increase the residential value of Chunabhatti in the medium term.“

Some experts like Surabhi Arora, associate director, research, Colliers International, are of the view that on the real estate front, it will definitely increase BKC's status and demand for premium office space will increase due to increased connectivity. “BKC has been connected from all areas. The elevated road connecting BKC and the Eastern Express highway would come as a boon to office goers for BKC.“

Dushyant Vijayvargiya, vice president ­ residential sales, Kanakia Spaces, says, “In spite of being centrally located, the connectivity for BKC to the eastern express highway is quite circuitous and industry leaders have frequently demanded the development of infrastructure to improve connectivity to BKC.Such infrastructure when created, should result in a decreased transit time and traffic congestion for commuters and should be a positive step towards establishing BKC as a preferred commercial destination for everybody in the city.“
