Affordable prices, well-planned infrastructure have made the area popular with middle-income buyers
Kalamboli is located between Kharghar and Kamothe and enjoys seamless connectivity to Navi Mumbai and Thane via its extensive road network.
Talking about the growth of housing demand in the locality, Rajesh Prajapati, MD of Prajapati Constructions Ltd says, “Until the last few years, Kalamboli majorly housed the workforce of the transport and steel industries located nearby. However, with quality projects cropping up in the area, there has been a growth in housing demand from middle-income homebuyers working in Panvel and other areas of Navi Mumbai.”
Being in its nascent stages of development and having large tracts of developable land, there are several new projects coming up in Kalamboli. Redevelopment is non-existent here.
Mehul Thakur, director, Viva Homes says Kalamboli is developing as one of the most sought-after budget home destinations in Mumbai. “Space crunch and skyrocketing property prices in western and central suburbs have prompted people to look for housing options in neighbouring regions such as Navi Mumbai. Affordability, good connectivity and availability of basic facilities have attracted homebuyers to Kalamboli. Due to easy availability of land, many residential and commercial properties have come up here in the last few years,” he says.
With maximum demand for budget properties, most of the properties in Kalamboli are priced between Rs 60 lakh and Rs 1 crore. According to data available with 99acres.com, a majority of the apartments here are 1 and 2BHK units.
Infrastructure
Development by CIDCO has ensured planned growth of infrastructure and real-estate in Kalamboli, unlike several other localities of Navi Mumbai. The absence of haphazard development has been a major attraction too.
However, highlighting some of the infrastructural bottlenecks, Rajesh Prajapati, MD, Prajapati Constructions Ltd says, “Located along the Panvel Highway, the area has several heavy-duty vehicles travelling through and causing frequent traffic jams. In addition, there are several places where pavements have been encroached by smalltime shopkeepers, causing chaos and traffic congestion.”
Social amenities
Kalamboli has good social infrastructure in terms of educational institutions and hospitals. Some popular hospitals are Noble Care Multispecialty Hospital, Mahatma Gandhi Mission Hospital and Dr Singh’s City Hospital & Medical Research Centre among others. Educational institutes include Mahatma Gandhi Medical College and New Kalamboli Education Society’s School & College. Kalamboli has a few hotels and parks too.
