Aviation ministry mulls relaxing height cap for BKC, Wadala buildings : Hindustan Times

MUMBAI: In a move that could pave way for high-rises in Bandra-Kurla Complex (BKC) and Wadala, the ministry of civil aviation has decided to revive a proposal by the Mumbai Metropolitan Region Development Authority (MMRDA).

The MMRDA, planning agency for BKC and parts of Wadala, had proposed lifting restriction on vertical construction.

The buildings’ height restriction of 90 metres in BKC and 100 metres in Wadala is in place as the areas come in the way of airplanes or radar signals.

Buildings taller than this may be a hindrance for aircraft so the ministry has enforced the height rule. If it lifts the cap, the MMRDA can give permission for more high-rises.

MMRDA commissioner UPS Madan met officials from the ministry on Friday to discuss the issue. “The ministry has indicated that it will seriously consider the proposal of doing away with the height restriction. It is going to conduct a study to check if this is possible,” said a senior MMRDA official, not wishing to be named.

However, the cap restricts developers from consuming the entire global FSI of 4. Last year, the MMRDA had proposed to fund a new radar on Panjarpol hill, which could ease air traffic monitoring and allow buildings to exceed the permitted height limit.

However, the ministry turned down the proposal last December without giving a reason.

A MMRDA official said the new aviation secretary, Rajiv Nayan Choubey, who joined the ministry in June this year, has found the proposal feasible.
