8 Vashi buildings get revamp nod : Hindustan Times

The Navi Mumbai Municipal Corporation (NMMC) had got 15 applications after the state government granted 2.5 floor space index (FSI) for redevelopment of dilapidated buildings constructed by City and Industrial Development Cor poration (Cidco).

With t he t own planning department giving its approval on Thursday, a total of 1,700 residents will benefit from it.

The eight buildings in Vashi will be the first ones to undergo redevelopment after the state government’s decision.

Many residents live in dangerous buildings because of the poor quality of construction by Cidco.

The demand for additional FSI had been pending for almost 20 years. Hence, additional FSI was always a prominent issue in every election with politicians promising to get it implemented.

The 2.5 FSI proposal sent by NMMC to the state government had been approved by the then state government just before the Assembly elections. However, the government resolution got stuck due to the poll code of conduct.

When the new government took over, it took time to study the proposal. It issued a GR around six months ago.

The worst-affected buildings are Vashi’s JN1 and JN2 type buildings. The decision has come as a huge relief to the thousands of residents here.

Within six months of the decision, Vashi’s Shraddha, Kailash, Ekta, Jai Maharashtra, F-type (2), Avni and Panchratna apartment owners’ associations in which around 1,700 residents reside, submitted their application for redevelopment around two weeks ago.

After they submitted all documents required for the approval, NMMC has given them eligibility letter for redevelopment.

Rakesh Pawar a resident of Ekta housing society, JN Type building at Sector 9 of Vashi, lives in a 350 sqft dilapidated flat. He is among the 1,700 people who will get bigger houses.

“The price of our flats will soar as we will soon live in modern houses with amenities,” said Pawar.

The redevelopment process is also going to bring the muchneeded revenue to the NMMC. Corporator Kishore Patkar, who has been in the forefront of the redevelopment demand, said that the residents would finally get a proper home.
“The NMMC will earn around Rs297 crore as development charges from Sector 9 of Vashi alone. It will earn at least Rs67 crore in the redevelopment of the eight buildings,” said Parkar.

Municipal commissioner Dinesh Waghmare said that the NMMC is going to be open in giving approvals for the redevelopment project. “We understand the hardships that the residents are facing and want early resolution to their problems,” said Waghmare.
