There is a growing awareness among home-buyers on the importance of green cover and hence, people are increasingly investing in properties offering lush green spaces
Mumbaikars have a strong desire to live in projects with lushgreenery and verdant surroundings.Therefore, it is not surprising to see many people leaving the city during weekends and travelling to nearby locales for a weekend getaway, which has a greener environment and is closer to nature. This is because Mumbai is fast losing its green cover and every effort must be made to protect and increase the green cover in the city.
“Green cover is rapidly becoming a thing of the past in most parts of the island city. The hammer of the mercenary development has put paid to the availability of green open spaces in most areas, apart from the outskirts and high-value central locations, where one pays through one's nose for the privilege of greenery. That said, certain areas do retain some of their erstwhile greenery,“ says Ramesh Nair, COO, business and international director, JLL India.
“The good news is that there is a growing awareness among homebuyers on the importance of increasing our green cover. The buy ers of today, are much more evolved, well-educated and welltravelled. They are aware about the green movements and initiatives that help conserve the environment, nature and improve the green vegetation around us,“ says Manju Yagnik, vice-chairperson, The Nahar Group.
It is observed that abundant urban green spaces large areas allocated to trees, lawns and all types of flora and fauna are a major contributor to a high quality living environment. Apart from the aesthetic viewpoint, the green cover is extremely important to provide 'lung space' and reverse some of the detrimental effects of pollution. It is an established fact that people who live in areas with a green cover tend to be healthier and happier.“Sufficient green spaces in some parts of Mumbai and Navi Mumbai, are important factors that help improve the quality of the air in residential areas, as trees absorb pollutants, provide life-giving oxygen, provide shade, attract rain and improve the aesthetic quality of the project,“ says Deepak Goradia, vice-chairman and managing director, Dosti Realty Ltd.
Projects inhibiting greenery are sure to garner significance in times to come because of the plethora of benefits derived from them. “Homes can of fer immediate and long-term savings for home-owners through careful de sign, efficient build ing techniques and the selection of long lasting and low-main tenance materials.
Sustainability means selecting for durabili ty, performance, and cost, in sync with the environmental re sources without com promising on the comfort level of the residents,“ says Har jith Bubber, CEO and MD, Rivali Park. According to industry experts, projects that have ample greenery, fetch a premium as compared to other projects. “Home-buyers looking at buying a property in such ideal surroundings, are people who are educated, driven and community-oriented. So, attracting their interest is a great way to be sure that you are selling your home to the right person. Moreover, acquiring a green certificate for your property not only sells your property but also is a good way to tap into the burgeoning green consumer market,“ says Goradia.
A green cover has become a USP for most projects in the premium and affordable luxury segment of the property market in Mumbai.Apart from the luxurious ameni ties provided in the project, buyers look at the surroundings, equipped with a lush green landscape and thrives on the sustainable development model, as it enhances the lifestyle of the home-buyer.“Large township projects have better scope in implementing the green cover in their projects, as they have a bigger canvas to work on than a standalone building,“ adds Yagnik. More green space within a city's boundaries can improve the urban environment by reducing carbon emissions; water quality is protected; it reduces heat build-up; reduces soil erosion; improves air quality; lowers air temperature; rainfall retention (rainwater harvesting) and helps in natural resource conservation.These are some of the advantages of having ample greenery around you. The more greenery in the area, the lesser will be the temperature there. The difference can be 2 to 3 degrees cooler, as compared to non-green areas. Hence, green covers are turning to be an essential yardstick for home-buyers to invest in property.
