It will buy 12 plots owned by the govt and pay on basis of ready reckoner
MUMBAI: The city is all set to get more low-cost houses.
The Maharashtra Housing and Area Development Authority (Mhada) has identified 185 hectares of land on the outskirts of Mumbai to build affordable houses.
As the Mhada Konkan Board barely has any land at Bolinj in Virar to construct low-cost homes, Mhada decided to purchase land from government and private parties. According to a senior Mhada official, its main focus would be to acquire government land.
“In the first phase, we will purchase 12 plots that are owned by government agencies. We will pay them on the basis of ready reckoner rates,” said the official, who did not wish to be named.
These plots are located in Panvel, Thane, Kalyan, Shahapur, Pen, Khopoli and Vasai among others. Although it has its own reserves, the Mhada will receive a funding of Rs500 crore from the Slum Rehabilitation Authority (SRA). Mhada zeroed in on the land after conducting a survey it conducted with the collectors of Thane, Palghar and Raigad region.
According to Mhada, buying private land was low on priority. “It was a herculean task to acquire private land. Many private landlords demand exorbitant prices and also demand money in black which is not possible for us to pay,” he added.
“The number of houses to be built and the time frame will be decided later,” said a Mhada official.
With increased connectivity and new projects coming up, homebuyers are no longer reluctant to shift to the outskirts. Various projects such as the Mumbai Trans-Harbour Link (MTHL) and flyovers will shorten travel time.
Realty experts said Mhada needs to increase its quota of houses. “It has become impossible to buy a house in Mumbai because of the exorbitant prices and hence buyers prefer Mhada houses. However, even the government should speed up infrastructure development so that commuting becomes easy for residents,” said Prakkash Nichanii, CEO, Anchor Properties.
