New hi-tech features for Smart BKC project : Hindustan Times

The Smart BKC project is all set to get smarter. In order to make Bandra-Kurla Complex (BKC) hi-tech and greener, the Mumbai Metropolitan Region Development Authority (MMRDA) will add new features to its project.

The new features will include app-based address finder and building management system. The building management system aims at regulating power consumption and water usage in each property.

“Indicators in front of every building will display figures related to water usage and power consumption. We expect this will force property owners to use power and water judiciously,” said a senior MMRDA official.

The new feature will also help property owners in effective segregation and disposal of garbage. “The idea behind this move is to reduce carbon emission and promote the green energy concept,” said the official.

The app-based address finder will have all data about property owners and their tenants. “One can just type the name of a company located at BKC, the app will show the full address with its location on the map,” said the official.

In September last year, MMRDA came up with a plan to bring 175-hectares of BKC under smart city features such as public Wi-Fi, smart solar street lighting, smart parking with the use of apps.

The smart solar lighting system will be almanac-based so the brightness of street lights will be adjusted according to natural light. The closed-circuit television (CCTV) camera system will have video analytics-based technology equipped with a system to spot accident or injured person and subsequently, send alerts to hospitals and police.

The MMRDA said the lighting and CCTV camera systems will be funded and implemented by the ministry of power and home department.

“If we find that these systems, after implementation, are not as per the standard adopted for the Smart BKC plan, we will upgrade them with our funds,” said another MMRDA official.

The project would have cost the MMRDA Rs70 crore. However, the cost has reduced to Rs30 to Rs40 crore after the ministry of power and home department have chipped in. The plan is expected to be operational in the next 12 to 18 months.
