Seeking a comfortable second home destination away from the busy city life? Neral could be the preferred choice

Sudhakar Shetty, a senior citizen, says, “There is peace and tranquillity in Neral, unlike Dadar, where chaos rules.“ With green environs, Neral seems like a weekend getaway, but the picturesque town, is in fact, seeing a gradual influx of residents from both, Thane and Mumbai, looking for second homes or retirement homes in the area. For Minal Gai, an advertising consultant, and a resident of Chembur, investing in the area beyond Kharghar, was a tough decision but after conducting in-depth research of the belt, she bought a bungalow in the area. The spate of new launches has definitely put this area into a fast forward mode of development.Shailesh Puranik, managing director, Puranik Builders, says, “While the realty prices have shot up in and around Navi Mumbai after a speedy movement on the additional airport, home-buyers are looking for an alternate opportunity for affordable housing in Thane, Navi Mumbai and beyond areas.“ Also, Neral comes under the eco-sensitive zone, so it has no industries and being away from Mumbai, it is a favourite second home destination for residents of Mumbai. It is close to nature and also well-connected by rail and road to Mumbai and Pune and close to the foothills of Matheran hill station. Neral comes under the Mumbai Metropolitan Region Development Authority (MMRDA) development zone. Mahesh Jain, a developer and builder in Neral, says, “A few people are buying flats as second homes for investment purposes, but a majority is buying with the intention to settle here, as property rates are within the budget of the common man,“ Jain says.Prabhat Ranjan, CMD, Olympeo Infrastructure Pvt. Ltd, says, “Neral is quietly undergoing a transition from a weekend homebungalow location to an upcoming affordable housing destination. The key drivers for this transition are rapid urbanisation and the much improved infrastructure facilities. The road connectivity to Kalyan and the Mumbai Pune Expressway has improved significantly with the construction of roads from Badlapur to Khopoli. The road widening from Murbad to Karjat has also facilitated its connectivity with central Mumbai.Connectivity with the suburban railway network has also improved and trains have now started from Thane to Karjat.The government has also approved the double lining of the Panvel-Karjat rail network and is planning to extend the harbour line till Karjat.“ According to Mayur Shah, managing director, Marathon Group, “Locations like Karjat and Neral have seen a considerable infrastructure development such as widening of roads, increase in number of local services, etc, in the recent past.“
